House Prices Decline

New reports just published are showing that UK and London house prices have slightly declined at the end of 2012.

Although this may seem like great news for future first time buyers the impact that it has on the UK economy and the property sector as a whole is yet unknown.

If this is a continuing trend we may be in for a crash in property prices. Clearly not a good thing for the recession. I believe we are all hoping for a good year all round and although property prices seem to feel like they need an adjustment in pricing; it may not be a good thing as far as our economy is concerned.

Regulated Inventory Reports

With residential inventory services our inventory clerks have to remain impartial at all times. It does not matter who has instructed the inventory clerk to come over and carry out the inventory report, we must be un-bias and impartial at all times.

If we were to change, alter or add things on the word of the instructor then the report would be useless and unfair.

This is why some inventory companies choose to belong to a regulatory body such as the AIIC. This way the inventory service provider can maintain a great reputation and show themselves as fair with inventory reports that will be worth the paper they are written on.

When choosing a landlord inventory company make sure that you choose a regulated one that knows what they are doing.

Beware of Same Day Inventory Reports

Property inventory services are being offered by many companies through-out London.  Some of these inventory companies are offering inventory services with the same day turnaround. Beware of this.

Beware of inventory services with the same day turn around. Our inventory clerks go through a property thoroughly. After this they send back the data to our head office. Our secretaries then work hard to process the inventory report. It then goes back to our clerks for their proofing and sign off. Once this happens the admin team go through it and make sure it is the highest quality inventory report on the market. This can take up to 48 hours but offers a great safe guard to our letting agents and clients.

When a company offers the same day turnaround it often means that they are using time consuming software within a property which creates a need for racing through the inventory report rather than being professional and making an accurate report. As they leave the property they email the report to the landlord. Hence same day service. There is no proofing, no admin team and no secretaries in the process meaning they can offer cheap reports on the same day.

You have been warned.

Commercial inventory clerks have separate training and experience to our residential clerks. They know exactly what to expect within a commercial property.

When an inventory clerk goes into an office or a warehouse it is very different to writing an inventory report on a house or flat. For a start the sheer size of some of the spaces and jobs we get can take days at the same premises with 6 commercial inventory clerks working together.

Even dealing with the clients is different for them. The landlords or tenants of commercial properties have different wants and needs as well as different requests and reasons for carrying out a commercial inventory report.

Beware of Inventory Reports

Since the introduction of the tenancy deposit scheme getting an inventory report has never been so important. Beware of the many inventory companies and reports offered out there that are costing UK landlords over £12,000,000 in expenses every year.

The reason this is happening is down to the fact that there is no compulsory regulation within our inventory services sector as yet. This means one of two things; a letting agent or landlord can carry out an inventory themselves. This would be deemed as bias, for obvious reasons and so not worth the paper it’s written on even if signed. The second reason is there are lots of one man bands out there and setting up with no knowledge on how to properly prepare a report and no understanding of what to place in it. Hence we have some really bad versions of property inventories over our time in the business.

Look out for the A.I.I.C. logos. This can reassure you, knowing that the company or individual is regulated and fully trained to the highest professional standard within the inventory services profession.
